Census figures are ACS 5-year area estimates (survey-based, not real-time), free and uncapped. Trader Joe's, Starbucks, Dunkin', and Safeway locations are nationwide, sourced from OpenStreetMap's community-tagged data rather than any of the four companies' own store locators, so coverage in areas with sparser OSM mapping may lag a few recent openings or closings. The Trader Joe's 10-minute radius is a straight-line walking-distance approximation, not a routed isochrone; the other three chains (nationally denser) show as points only. Flood zones are FEMA's current effective data, high-risk zones only. Opportunity Zones are HUD's official designations (Dec. 2019, static -- not reissued annually). WA zoning detail (Washington State Zoning Atlas) only returns results within WA's mapped jurisdictions. Population growth compares 2020-2024 ACS 5-year estimates, the longest span using consistent ZIP-boundary definitions. Building permits are the Census Bureau's Building Permits Survey, matched to whichever incorporated place contains the searched city's center -- unincorporated areas won't have a match. Schools, transit stops, and parks are OpenStreetMap community-tagged data (same source and caveats as Trader Joe's and Starbucks above), scoped to the searched city's bounds. Not a substitute for visiting in person or asking a local expert -- get in touch and we'll walk you through it.
